Structural Integration & Spatial Organization

In this project, expanding the kitchen required creating a wide opening in the existing exterior wall. This structural intervention necessitated the introduction of new posts. Instead of treating these structural elements as obstacles, they were intentionally integrated into the design by aligning them with the corners of the central kitchen island, which anchors the spatial organization. As a result, the structural components became a defining feature of the interior, seamlessly blending function, structure, and spatial clarity.

 

Navigating Zoning & Programmatic Blending

At the ground floor level, the homeowners initially requested an additional sunroom. However, because strict zoning codes prohibited a detached or separate sunroom volume, the design required an alternative approach. Simultaneously, the program called for an adjacent living room extension. Rather than treating these requirements as conflicting, they were synthesized through a unified design strategy.

The extended living area was integrated within the main building mass while enhancing the kitchen with abundant natural light. By introducing a series of carefully positioned, expansive windows, this corner space functions as a light-filled extension of both the living and culinary zones. Instead of reading as an independent addition, it delivers a "sunroom-inspired" spatial quality fully integrated into the home's core—successfully complying with zoning regulations while fulfilling the clients' experiential desires.

 

Upper-Floor Optimization & Circulation

On the upper floor, a common shortcoming of older residences became a key driver of the design: bathrooms that only meet minimum functional requirements. In contemporary residential design, bathrooms have evolved into essential sanctuaries that support daily routines and elevate living comfort—particularly when designed for flexible, multi-user scenarios linked to bedrooms.

While respecting the existing upper-floor spatial organization, the potential of the newly added volume was strategically leveraged. This allowed for the creation of versatile, multi-modal bathrooms directly connected to the bedrooms, alongside the addition of a new bedroom to meet the homeowners' needs. Throughout this optimization, all new program elements were seamlessly woven into the existing circulation system, ensuring the addition feels cohesive rather than disruptive.

 

Façade Articulation & Massing Balance

An oriel window was introduced on the upper floor to expand the primary bedroom's volume and enrich the exterior articulation. Beyond its interior benefits, the oriel serves as a critical balancing element in the overall composition. The ground-floor façade features a high-solidity wall along the kitchen and a highly transparent, window-rich expression along the sunroom extension. The upper-level oriel counterbalances this ground-level asymmetry, resulting in a harmonious, well-proportioned, and cohesive architectural elevation.

 

Conclusion

Ultimately, successful two-story additions depend on the holistic coordination of client needs, zoning constraints, and existing structural conditions. When these factors are addressed as interconnected opportunities, the result transcends a merely larger house—evolving into a thoughtful, efficient, and meaningful living environment.

The design approach began with a comprehensive evaluation of the existing layout, aiming to establish seamless and optimized circulation across all levels through the new addition. Another major focal point was the rear elevation; the addition provided an opportunity to redesign this façade, enhancing its aesthetic appeal and creating a visually striking connection with the backyard.

What challenges did you face?

The project presented two primary challenges. First, due to strict zoning limits, the requested detached side-yard sunroom was unfeasible. In response, a sunroom-inspired space was seamlessly integrated into the main floor of the new addition. Second, the intervention needed to minimize structural disruptions to the existing building. Rather than acting as a constraint, this limitation opened up new design possibilities; by strategically reshaping the circulation, we were able to preserve the existing structure while fully integrating the new spaces.
